Centuria is moving beyond real estate by launching Australia’s first sovereign AI factory in Melbourne, partnering with ResetData. This cutting-edge facility, which runs on Nvidia chips, aims to deliver AI processing at significantly lower costs. However, it also signals Centuria’s shift from a traditional property player into the competitive tech infrastructure market.


The move follows Centuria’s $33.44 million acquisition of a 50% stake in ResetData last year. The AI facility, known as AI-F1, will operate within a larger 20,000-square-metre building but occupy just 600 square metres itself. It will use advanced liquid immersion cooling technology to boost efficiency by up to 45% compared to traditional cooling methods.


Beyond the factory, ResetData is set to launch an AI marketplace, giving Australian businesses and government agencies access to high-performance AI models, including those certified by Nvidia and Meta’s Llama. Subscriptions for these models start at $3,000 per month, positioning ResetData as a key player in Australia's growing AI sector.


This investment aligns with Centuria’s strategy of diversifying beyond property. Since COVID-19, the company has explored ways to expand into high-growth sectors, inspired by other real estate firms repurposing assets for data centres. With four more AI factories planned, including locations in Sydney, Perth and Queensland, Centuria is positioning itself for long-term gains, expecting returns by fiscal 2026.
